The waterfront A lot is .299 acres. This site has a breathtaking view of the water and a sandy beach in front. We added stone steps to the water for easy access. You can fish, swim, standup paddle board, and kayak right from this site, on the front or the back.\u00a0 This site is located on a peninsula in the water and is surrounded by water. The front of the site is located directly on the main channel of the TN River and the back of the site is on an inlet. We added a large gravel pad on the back of the site for an additional parking area. There are two full sets of hookups to accommodate two RVs, tiny homes, tents, etc. that each have their own city water tap, 30 & 50 amp electric, and septic. You can apply to install a dock on the front or back of this site and pull your boat right up to it. We have installed fiber high-speed WiFi on this site. There is a custom-built covered picnic table and a stone fire pit.<\/p>

The B lot is 6 acres of beautiful, green open space with woods in the back. This site has an additional four pads that are 40 feet by 70 feet, and four sets of full hookups. All four pads have a city water tap, 30 and 50 amp electric, and a septic hookup. This site can have tiny homes, RVs, and tents. There is plenty of room to add glamping tents, yurts, a dog park, a playground, or anything else you can think of. Between the waterfront A lot and the B lot, you would have a total of 6 full sets of hookups to start with and could rent the sites right away. This is the perfect site to buy if you want a mini campground with rental income immediately. Each pad has a picnic table and a stone fire pit. The pull through driveway we built makes for very easy access to each pad. You can build a RV pavilion or shaded structure on this site.<\/p>
